How the process works

1. Tell us about the property

Share the location, property type, approximate size, timeline, and what feels most urgent. Photos are helpful, but not required to start.

2. We review the scope

We schedule an in-person walkthrough or a photo/video review to understand the contents, access, parking, special handling needs, and timeline.

3. You receive a clear project quote

We recommend the right level of support and send a project-based written quote for the agreed scope. If the home contains items with realistic resale potential, we will explain any applicable resale credit clearly.

4. We complete the cleanout

Our team works room by room according to the agreed plan. We coordinate the labor, removal, donation pathways, and next steps so the home is ready for cleaners, stagers, contractors, listing photos, or closing.

What affects your final quote: how full the home is, stairs and parking, distance to loading, compressed timelines, the amount of sorting required, specialty disposal, large/bulky items, and any unusual access or safety conditions.

Most homes fall within these planning ranges. Very full homes, restricted materials, unusually difficult access, or complex multi-day projects may require a custom quote. We identify that clearly during the walkthrough.

Guided Cleanout


Our most common whole-home service.
Best for families who want a clear plan and meaningful support without managing the physical work themselves.

Includes:

  • Walkthrough, project plan, and defined cleanout scope

  • Guided sorting decisions with your family, as needed

  • D’Beetle labor, packing, loading, trucks, and removal coordination

  • Donation pathways and responsible disposal

  • Review of appropriate items for potential resale credit

  • Broom-swept completion of cleared areas within scope

Concierge Cleanout

For more complex estates and higher-touch projects. Best when you want to hand off detailed sorting, coordination, and multi-day planning.

Includes everything in Guided, plus:

  • Multi-day project management

  • More extensive room-by-room sorting and decision support

  • Coordination of additional services, such as shredding or hazardous-waste vendors, when needed

  • More detailed resale review and donation coordination

  • Greater support for multi-party family, attorney, executor, or realtor communication



Already sorted? Removal-only coordination

For properties where contents have already been sorted and designated for removal, we can coordinate a removal-only option through licensed hauling partners.

This service does not include sorting, resale assessment, resale credit, donation coordination, or full project management. It is the right option only when the decisions have already been made and the need is straightforward removal.



Resale credit: a potential benefit

For Guided and Concierge projects, D’Beetle may identify furniture, art, lighting, rugs, décor, and other items with realistic local resale potential.

When appropriate, we apply a resale credit to your project quote. Credits are based on what we reasonably expect an item to sell for after preparation, storage, selling time, and market demand—not retail replacement value.

A resale credit can reduce the cost of a project, but it is not guaranteed and is never a substitute for a full cleanout plan. We review potential credits during the walkthrough and show them clearly in your written quote.

You are always welcome to retain or distribute any items your family wants to keep. We adjust the scope accordingly.

 



What happens to household contents

We approach every home thoughtfully. During Guided and Concierge projects, we help determine what should be:

  • Kept for family or future use

  • Set aside for appropriate resale review

  • Directed to donation or reuse partners when accepted

  • Recycled or disposed of responsibly when reuse is not feasible

The exact outcome depends on condition, demand, donation-partner guidelines, safety, and the agreed project scope. Our aim is to keep as much as reasonably possible in circulation while completing the project on your timeline.

Guided Cleanout projects begin at $3,500 for a studio or one-bedroom and commonly range from $5,000 to $6,500 for a two-to-three-bedroom home. Larger, very full, or complex homes generally begin at $10,000. Your final project quote follows a walkthrough or photo review.

Do you work with executors, trustees, attorneys, and realtors?

Yes. With permission, we can coordinate communication, timelines, and project updates with an executor, trustee, estate attorney, realtor, property manager, or other designated contact.

How long does an estate cleanout take?

Many projects take one to three on-site days. Timing depends on the home’s size, fullness, access, sorting needs, disposal requirements, and deadline. We provide a proposed timeline as part of your project quote.

Can you help prepare a home for sale?

Yes. We regularly clear homes before listing photos, staging, contractor access, and closing. Tell us your dates when you inquire so we can plan accordingly.

Do you buy furniture from estates?

D’Beetle is not a blanket buyer of household contents. For Guided and Concierge projects, we review appropriate items for realistic resale potential and may apply a resale credit against the cleanout project cost.

Do I need to sort the home before you arrive?

No. Guided and Concierge services are designed for clients who need sorting and decision support. You can identify items your family wants to keep, but you do not need to complete the entire sorting process before contacting us.

Can you handle hazardous materials or confidential documents?

We can coordinate specialized vendors for household hazardous waste and secure document shredding when needed. These services are assessed and quoted separately because handling and disposal requirements vary.
